I have a 50X45' steel building. Population is around 5,000. I live on an Island in Alaska and there is no theater in this area. (closest one is a 3 hour boat ride. Was wondering what the first steps would be and also about how many seats would fit in a builing about this size having one screen. Thanks in advance for your time.

If it was me... and I am not sure there's a financial model here, I'd put in 3 mini theatres and a big lobby and run dvd's and stay away from first run.
