I came across a 4.4 acre parcel in the heart of commercial activity. Next to a Super Wal-Mart. Traffic count on Hwy 18,000. The property is Ideal for retail, multi-unit, or hospitality. Public water & sewer. Recently installed traffic light generated a 4-way intersection for excellent traffic flow. Abutters also include a new shopping center and a 100,000 sq.ft. medical office.
My question is what size theatre could I build including parking! I was thinking a 6 screen woudl fit perfectly! with 200-300 seats each. Is that two much and to many screens!

I also believe that seat counts for a 6 screen should be as follows: 225, 225, 165, 85-100, 85-100, 85-100 with above average room in between rows of seats. Not including land, probably at least a $1.5 million project, probably closer to $2m. How close is the competition?

jacker5 OFFLINE Platinum Boarder Posts: 854 Thank you received: 6 Karma: 8	Nearest competion is a small 3 screener about 20 miles away! There are three parcels 1 acre, 2.88 acre and the 4.4. I thought the 4.4 would be the best in case I would ever want to expand and have room for parking!
