I have a great location for a new 18 screen cinema, but I'm not sure about the construction process. Would I have to pay all of the construction costs or would it be possible to get a developer to build it and then I would pay rent.

If you have to ask us here I think it's probably moot. But to answer your question: either might apply. Depending on your finances you could go either way. Companies build skyscrapers without dropping a dime of their own money.

Some developers will do a "build-to-suit" building for you.

I am in the Cleveland area and the cost to build is 139.00 a foot. Does that include just the concrete and structure? Or does that figure include everything including sound systems,projectors,screens etc...

I you are referring to the chart that Slap posted then that is just building cost. Equipping and finishing costs are on top of that. I have had a local contractor look at a job for me and the numbers on that chart were consistent with what he told me.
