Also have heard most leases are performance clause...with XXX% of the gross going towards lease. What is typical base amount and %. I know market conditions dictate fluctuations but I am hoping to establish a range. Thx

What you are talking about is a lease override. The landlord will tell you it is to make it easier in the slow times but that is a load of stuff, it is to rake it in from you in your good times. I will never do a lease override again. their minimum will stay their minimum now matter how slow it gets. Just work out a fair per foot lease for a year and then divide by 12. It is really dependant on what the size of the local community is.
