Hello All -

I just discovered this forum. What a fantastic resource for theater owners!

We operate a small 4-screen w/ first run content in south texas. We are in the process of seeking available theater real estate for sale/lease around the country, as our company is looking to expand. Can anyone suggest resources for locating available miniplex facilities that are closed and on the market? We have had a hard time locating property, though we know the distress in the smaller theater market has left a lot of openings.

I suggest you contact several of the large circuits,such as Regal,Loews-Cineplex,AMC,etc.These circuits are down-sizing,closing or selling or sub-leasing many of their older properties.Although they are not profitable for major circuits,often they are ideal for independents.One of my clients(I am a film buyer/booker)has taken over theatres from United Artists and Regal and is doing very well.

Thanks for the advice!

When we opened our first 4-screen, we lucked into a small town with no competition for first run films. In assessing future locations, how do we determine first-run film zones? Would contacting a film broker like yourself be the best option? Tks.

Just wanted to add that we are specifically looking for theaters in the San Diego area. If anyone knows of available properties in the southern california region, please post to the forum.

Yes,contacting an independent film buyer would help in determining first run status.Population base and distance to competition are major factors.
