I took some advice from the other forum and talked to a commercial owner in our area, and he seemed more than willing to front the expense of land and building construction and just lease it back to us with a buyout option at the end of the lease. The details haven't been laid out as of yet, but I have worked with this person before and I feel comfortable that this will be my best bet. Of course, I will still need to front the $$ for all decor, seating, projection/sound, concessions, box office equipment, signage, etc etc... But not having to get money for land and construction is a huge help!
