Hello Everyone!

I have a few questions and trying to find out the answers for my business plan.


1)Was wondering if you could share with me which months are you high month and your low months. Im trying to calculate a business plan and want to project the numbers correctly. percentages would be great or some sort of ranking for each month.

2)Insurance Costs per month or year. Im builduing a 20000 sf 5 plex with an extra large lobby that has fast food vendors onsite. Any good guess would help.

2.There are 2 types of insurance . Content ins and building ins. Your content and liability will be be around 10,000 per year . 1 st year will be lower as attendance will be estimated. Building ins will depend on value of the building once its done ie location city.. SO NEED MORE INFO ON BOTH!

We will be 1st run and The building with everything should be around $3000000 as a best guess. The $10000 per year info helped tons, that is right around where I figured it would be.

THERE CAN BE CHANGES TO THIS LIKE WHEN EASTER FALLS MARCH OR APRIL. HOW STRONG CHRISTMAS HOLD OVERS ARE ,THEY TEND TO HELP ART HOUSES MORE IN JANUARY.

Im builduing a 20000 sf 5 plex with an extra large lobby that has fast food vendors onsite.

Out of curiosity, why would you do this? Allowing others to sell in your building shatters the captive audience you've allowed into the place. Added to that, you're now sharing a finite concessions dollar with others.

Do you have some good reason for this, or would you be better served by selling your concessions products yourself, thereby keeping all the profits?

We are still floating the Idea of the Vendors in lobby. We are running projections to see the fixed income from leasing the lobby (minus popcorn and soda, we woudl still run that) or running the space ours self is more profitable.

Well, while you're running your projections, consider this:

A customer is only going to spend so much on concessions items, no matter how varied your menu is. That dollar can pay for the item, the staff, the vendor and you, or it can pay for the item, the staff and you. Seems an easy choice to me, but if you have a different take on why vendors might be a good idea, I'd like to hear it.

While I understand there are, or were companies that would run your concessions, or equip it for a part of the take, I know of no such operation currently participating in any theatre in my state. As such, I can't see how it would be a very popular option.

Rodeojack,

Let me ask this. Reguardless of who is running the, lets say hamburger stand, pizza stand, Meican food stand, and Ice Cream stand, do you think that having those options would increase the Profits in the Lobby? Or is it just as profitable to Just have the same old same old?

We have a 20 plex in the area (not where the theatre will be) they have a full on Food Court in ther Lobbby and seem to do very well.

What is your honset opinion?

Slap and leeler,

Do you know the percnet gap from hight to low? For expample: Slapintheface's month number 1 was July and his number 12 was February. What percent of anuall sales was July and February.

Sorry just trying to project the best I can in my Biz Plan.
