What would be a fair monthly lease for an old 2 screen theater, seating up to 500 people total, located about 5 miles from the highway and 2 from downtown in a town of about 80,000 with a multiplex, a discount house, and a drive in already existing?

HOW MANY SQUARE FEET, WHAT CONDITION IS IT IN ,STAND ALONE OR IN A CENTER??????????NEED MORE INFO

For me and 80,000 people should support up to 16 screens total..

I was once paying 1300.00 per month for a 2 screen in a small town and I know people who have paid more than 10X that for their screens. There is a direct relationship to grossing potential, condition, neighborhood, neighbors, competition, etc. However/ given all that it has as much to do with how much would your landlord be able to lease it to someone else empty as a storefront? It needs a good long cold cl;ear look and it needs to be done by a pro.
