We are in the study phase of starting up a new mini or multi-plex theatre. Our study indicates that we probably will be leasing a new structure due to the capital required for owning.

Given that, it is not exactly clear as to ownership of the theatre seats. When leasing, do most theatre startups buy and install the seats or do they rent them as part of the structure?

Haven't found any clues in existing threads. Thanks you for any input on this.

I think normally the theatre operator equips the theatre,including seats.Sometimes,if you default on your lease,equipment can revert to the landlord.Try to avoid that in your lease.

Since the seats are bolted in the floor and aren't the simplist things to move, I'd try to get them included in what the landlord provides but be prepared to have them end up in your equipment package. It's a good negotiation point.
