It's good advice to watch the place for a few nights. I was once looking to buy a cafe, and the numbers looked great on the books. However, when I watched it from across the street for a few days (man, did I drink a lot of coffee that week), I began to see that he was fudging the books. Not nearly as many customers as he was reporting.

A check of his tax return went a long way to proving as much. In the end, I decided to wait a few months, and pretty soon he was calling me making all kinds of discount offers.

Eventually I just waited for the place to go out of business, then dealt with the landlord directly. Saved about $80k.

$11,250/month for a twin? That's ridiculous. No way you'll cover lease. Also, by off-the-books revenues, are these tickets being sold that aren't being reported to film companies? If so, run away fast. Don't get mixed up with that type of crooked theater owner.
