Is it me or is it the way things are. I was quoted for a theatre in a small town of 2,000 with 4 screens and 2 store front rentals 1,500,000.00!
Is that crazy or what the most I ever saw in a town like this is about 350,000.00! Nearest competion is 20 miles and it is first run.
You get business and real estate!

1 1/2 mil for a 4 screen in a 2k town sounds like you'd be getting the "business," all right!... RUN, do not walk to the nearest exit!...

What would convince anyone to build a theatre like that in a town that small? Either something's missing here, or the owner has another source of income and way too much cash laying around.

My dilemma is 1.5 mil which is total suicide or 200,000 for a single screen 400 seat with 3 bedroom apt. My wife says she does not want to live with our two kids on top of a business.
Nice small town with 4,000 nearest competition is 20 miles another single screen in the middle of no were.
This has potential like I said in earlier listings with possible twining. I could see her point she said it would be like in the city were people live on top of a bodega.
I still think 200,000.00 is a lot for a single screen which is not automated or have and type of stereo sound. I am trying to get down to 150,000.

Split it with him @ 175k... You can add Dolby SR and some other bells and whistles for LESS than the other 25k... The kids will LOVE living there, and after you get on your feet, buy her that dream house...

Living in your business building makes good sense, at least for a while... Instead of paying for both the business AND housing, you'll be killing two birds with one stone!... Mom and Pop small businesses worked, in part, BECAUSE the owners were willing to make adjustments like this for much of the 18th, 19th, and 20th Centuries... You will need to expect to make a LOT of sacrifices, as they are an integral part of being a self-employed small business owner, especially for the first few years...

I live in my one-screen theater (or at least I will when they finish the upstairs) and I think it's going to be great. Who else do you know that commutes only twenty stairs to go to work? Since I basically work seven days a week now it'll be that much easier to take the occasional break upstairs in my newly refursbished apartment. I say go for it (if you can get that price tag down, that is). By the way, my town is about 2 thousand (actually a little less) and we only have one screen. Four sounds like a stretch to me.

Every deal is different and it's all about your local costs. What is expensive in one town is ridiculous in another. What you can buy for cheap you may not be able to make a living from. Only you: the local man on the scene can do the due diligence and know what it is you are buying. If you don't know yourself then consider hiring expert assistance in determining if the deal is worth doing.
