I have obtained the rights to an existing empty 6 plex. There is an 16 plex very close by. We plan on outfitting the theater to serve full meals and drinks. So a different approach, but do I need to worry about the ability to obtain first run films?
I am in a suburb of a major metropolitan area and there are a couple other theaters like this in close proximity to megaplexes. Though none are within 30 miles of me.

Your "different approach" isn't going to help you much if you don't put something different on the screen. There are films other than what the corporate big boys are showing at their nearby multiplex. Survey your community and learn what it is people want to see that isn't already being shown. (Art, independent, foreign, classic?)
