You're planning on building a new theatre? For 150 seats? Or are you looking to lease some empty space to convert to a theatre?

In any case, you'll need bathrooms, a concession stand -- no point in running a theatre without one -- a projection booth, etc. Taking all of this into account is going to require a design and build firm, or architect. They will need to check your local codes to determine how much space is needed for the occupancy, how many bathroom fixtures are required, and many other requirements.

I would suggest you start there.

Putting your seats 40" back to back (on a sloped floor) and figuring 24" widths you'll need 7 square feet for each seat plus 4 feet widths for each aisle and a setback for your first row at least one and one half times the height of your screen. The rest you can figure as suggested above.
