Chapter 11 really only helps if your longterm goal is to get out of certain leases and to close those locations. This is why many of the big boys filed Chapter 11 in 1999 - 2001 so they could blow off certain of their underperforming lease locations.
If its a location you want to continue to operate, then under Chapter 11 you must reaffirm the lease which generally means catching up on any back rent and providing the landlord with adequate security for continued payment of the lease going forward.
