I should collect all of these into one big grouping.

We just finished going through all of this. We had never written a business plan before and had some help from the city where the theater is located in the form of advice from a retired banker.

We put all of this together in about a week, presented it to a bank and got financing. (We weren't asking for a lot compared to some).

But, prior to even discussing this with a banker we did lots of research here. We read many (I doubt we could have read all) of the posting relating to starting, running and maintaining a theater.

We asked questions of members and even had some allow us to call them and pick their brains. We also had a ton of help from a local member.

It is all here, you just have to dig. But, if you do you will come across as a lot more knowledgable to the banks then if someone were to give it to you.

Plus, since each circumstance is quite diffrent, I don't think you could have a single cookie cutter type of business plan.

I have the one I created for the business loans / banking and financing needs for the construction of our drive-in.

I worked with the local SCORE reps here in town and they gave me some basic guidelines to cover in our plan, but they will NOT write the plan for you.

I had never written a business plan before in my life, and I took ours to several banks before I found one I didn't get laughed out of. The business plan we developed helped us secure a $400k loan within 4 days of meeting with the banker.

Here is the TABLE OF CONTENTS for our business plan, maybe it will point you in the right direction.

Table of Contents

Executive Summary

THE TEAM

MANAGEMENT TEAM PROFILES AND OWNERSHIP STRUCTURE Compensation
ADVISORS
HUMAN RESOURCES REQUIREMENTS

THE BUSINESS ENVIROMENT

BUSINESS SUMMARY, HISTORY & INDUSTRY OVERVIEW

OPERATIONAL SCHEDULE AND SEASONAL FACTORS

Consumer Trends
POSITION IN THE INDUSTRY
Competition
MARKETING ANALYSIS AND PRICING STRATEGY

THE TARGET MARKET
SERVICES
PRICING STRATEGY
ADVERTISING AND PROMOTIONS PLAN
OPERATIONS
STAGE OF DEVELOPMENT
Progress to Date
Risks

Contingency Plan
Association Membership
FINANCE
Projected Income Statement
Projected Cash Flow Analysis

Appendices (See separate Appendices Binder)
• Projected Income Statements (2003, 2004, 2005, 2006) – Appendix A
• Cash Flow Analysis, (2003, 2004, 2005, 2006) – Appendix B
• Principal’s Tax Returns (1999, 2000,2001) – Appendix C
• Principals Personal Financial Statement – Appendix D
• Industry Statistics – Appendix E
• Location Map for Proposed Theatre – Appendix F
• Site Plan – Appendix G
• Concession & Projection Building Architectural Plans and Elevations – Appendix H
• Screen Tower Architectural Elevations – Appendix I
• Ticket Booth / Box Office Architectural Plans & Elevations – Appendix J
• Capital Equipment Inventory – Appendix K
• Land Purchase Correspondence – Appendix L
• Construction Cost Estimate – Appendix M
• Media Coverage - Appendix N

Pulling the financial numbers together was the hardest thing we had to do. I spent MANY nights in front of the computer with an Excel spreadsheet... and still got the projected income wrong.

In the last 3 years since we've been in operation we have consistantly averaged 2.3 patrons per vehicle, each vehicle spends an average total of $30.00 +/- (combined boxofice + concessions), and each vehicle spends an average of $14.60 +/- in the concession stand on food.

Friday & Saturday nights are your bread & butter... everything else is barely worth being open for.

Hope this helps.....

Excellent, that is the format cut and dry and you can't get a better explanation than that.
Now all you have to do is fill in the blanks!

I do not intend to be snobby here, but: I learnt everything I know about this business from reading the BSB and FT forums.

I asked lots of specific questions, and read as much as I could from the archieves.

There's still lots that I have to learn.

Please read as much as you can, and then ask specific questions to us.

Movie theatres are just like any other business, but some would say that they just have much higher expenses/lower profits. A business like this is an expensive operation.

You have to be passionate enough to really devote yourself to it, because if you're looking for a quick sure-way to make money type of thing, you're in the completely wrong business.

There is plenty of information on this website. You just have to spend the time and read it all.

Being in business is not easy. It is hard work but very rewarding.

Be prepared to spend 100 hours reading all of the posts. Be prepared and have lots of paper in the printer.

I have been in the video business for 16+ years and been very active within that trade organization and on those discussion boards. Just like those, you will not be taken seriously by veteran posters until you have caught up and read everything you can.

One thing we've learned in the 3 years since we've owned our theatre is that...the movie business is alot more about business than it is about the movies.
